Manager Details and Fund Description

Manager: Princeton Financial Services Total FUM for all funds: AU$50m
Manager Overview:

Princeton Financial Services is a Sydney-based Australian private credit and investment manager established in 2012 by George Gadallah and Craig Anderson. The firm specialises in originating, structuring and managing senior, first-mortgage loans secured by residential development and construction projects in prime metropolitan markets.

Since inception, Princeton has managed more than $1 billion in property-backed commercial debt facilities for wholesale investors, building a strong track record through the Princeton Debt Fund Series. Its investment approach combines disciplined credit assessment, detailed property and construction due diligence, conservative loan structuring and active portfolio management.

The Princeton Property Income Fund extends this established capability into a diversified pooled fund structure, supported by an independent Credit Committee, trustee and custodian (Perpetual), independent audit (Pitcher Partners) and a 5% Investor First Loss Reserve. Princeton's vertically integrated lending and funds-management platform provides investors with transparent access to institutional-quality Australian property credit, with a focus on capital preservation and consistent income.

Fund/Strategy Overview:

The Princeton Property Income Fund is an open-ended mortgage fund that seeks to generate income and risk-adjusted returns through investment in a diversified portfolio of Australian property-related commercial debt. The Fund primarily invests in first mortgage loans secured by residential development and construction projects, with additional exposure to land subdivisions, residual stock, bridging finance and other property-backed lending opportunities. The Fund targets returns equivalent to the Reserve Bank of Australia Cash Rate plus 6.0% per annum, net of fees and expenses. No formal benchmark has been established.

The investment process focuses on sourcing and assessing mid-market lending opportunities supported by real property security. Princeton undertakes detailed credit analysis, due diligence and risk assessment before investment approval. Portfolio construction is guided by diversification limits relating to borrower, investment and geographic exposure, alongside loan-to-value ratio parameters. Capital repaid at loan maturity is generally recycled into new investments, while net interest income is typically distributed to investors on a monthly basis, subject to available cash flow.
